Considering a basic garage conversion or comprehensive garage conversion?
A multitude of factors will impact pricing and budget. For instance, are the walls and floor stable? Is the roof watertight? Is there enough ceiling height to allow 2.2-2.4 metres of head room? Is the structure attached to the house rather than integral and needs structural repairs? It may be more cost effective to demolish and replace it completely.
Concept drawings and detailed designed will form a large part of the project. Our in-house design service will turn dreams into reality.
Do Garage Conversions need Planning Permission?
In most cases, Garage Conversions are permitted developments. However, it’s always better to qualify this will Building Regulation and the Planning Office.
When you will need planning permission?
– If your building is listed
– If the conversion increases your home beyond your permitted development rights
– If you are converting the space for business
– If your council has restrictions on reducing parking
– If restrictions do apply, converting the garage interior is still acceptable. Yet the exterior must remain unchanged
An application for certificate of lawful development should be submitted if there’s any doubt.
Removal of permitted development does not rule out the potential of a garage conversion. Design must be sensitive to the setting to meet full planning permission. Listed properties will need listed building consent, too.
You’ll need building regulations approval for various elements of your project. Always check that your local council is happy with your plans before starting work.
